Job Description
- Implement and update cost plans and budgets for all projects in the portfolio across Inception, Design, Construction, Handover and Sales phases.
- This position is a key role in our Real Estate Development business.
- The Sales Manager is responsible for effectively driving and delivering the sales of projects, via either off-plan or secondary market. In addition, this position shall coordinate branding, marketing, and public relations capabilities and ensure the achievement of set objectives, targets, and growth opportunities
Sales Planning & Co-ordination
- Collaborate on the strategy-driven targets for the Marketing & Sales department and submit for approval to the Portfolio Development Manager
- In conjunction with the Marketing Manager, develop the Marketing & Sales annual business plan, as well as the Performance Objectives to ensure the alignment of activities.
- Manage and Develop the Sales Strategy to work in synergy with the Marketing strategy to optimize sales and cash flow.
- Monitor the progress towards the achievement of the Marketing & Sales KPIs, set direction, and take corrective and/ or preventive actions to address any areas of underperformance or deficiencies.
- Maintain any proposed changes to the Policies, Procedures and Processes within the Sales department.
- Ensure that the Sales plans, and performance are within the approved budget and timescales through providing timely and accurate progress reports to the Portfolio Development Manager on the operational progress of the department.
- Identify the annual Sales needs in coordination with the Portfolio Development Manager to enable the realization of key objectives; and properly plan for the optimal allocation of sales resource.
- Collaborate the Marketing Manager in executing their respective responsibilities towards the achievement of Sales and Marketing’s overall goals.
- Help instil a culture of development, guidance, and performance within the Marketing & Sales team.
- Engage in workforce planning and provide recommendations for hiring, progressions, and promotions.
Brand Partnerships
- Identify and qualify potential Brand partners.
- Work with the internal team to recruit and secure key strategic partners while defining short-term and long-term channel strategies.
- Negotiate new prospective partnership arrangements, manage contracts, and include relevant stakeholders in establishing & maintaining corporate relationships.
- Evaluate offerings from potential external Sales partners and provides analysis and recommendations to Portfolio Development Manager
- Work toward joint goals, strategies, and objectives to build awareness and support of overall benefits of partnerships program with other internal leaders.
- Monitor competitor activity and proactively implement strategies to maintain account ownership
Annual Event Sales Calendar
- In collaboration with other internal operating businesses to establish an annual Sales events calendar
- In collaboration with other internal operating businesses support the activation of the annual Sales events calendar
- Recognize that the Sales Events Calendar is a major footfall driver and ensure package and rate uplift during event periods.
Required Knowledge, Skills, & Qualifications

- Advanced financial acumen and strong systems knowledge.
- Strong leadership and organizational skills.
- Able to manage multiple priorities and adapts quickly to changing requirements.
- A minimum Bachelor’s degree in marketing, sales, or related degree.
- Further learning and advanced study is a distinct advantage.
- At least 5+ years of experience in the actual hands-on sales of newbuild Real Estate.
- The ability and willingness to roll your sleeves up and get involved.
