Design Manager

 

Description:

1) Key Functions:

 

a) Design Manager will work closely with Design Director, Projects Managers and RE team inside SIGMAC and all outside consultants to make sure that all design work correct and matching with SIGMAC requirement and budget.

b) Design Manager is internal consultant to protect SIGMAC from outside and inside risks due to design or supervision work in all engineering field

a) Design Manager should have experience in all kind of projects and designs (Buildings – Master Plan – Infrastructure – Residential – Commercial – High Rise – Mixed Use – etc.)

b) Design Manager should have experience in Architecture, Structural, Electrical and Mechanical design review.

c) Design Manager should have experience in design, tendering, construction, supervision, procurement, maintenance and facility management to manage technical support work also to be able to solve technical problem by himself or through consultant office and make sure the solution will be most efficient (Time – Cost)

c) Ensure that SIGMAC strategies and processes are in place to meet business objectives and operational needs in terms of cost, quality, time and delivery targets which enables SIGMAC to function and compete effectively in real estate market

d) Bachelor’s Degree in Architecture, with experience 10:15 years’ in real estate industry and construction work

e) Minimum 3 years’ experience in same position

f) Fluent in both English and Arabic

g) Professional knowledge of Revit/BIM 360, AutoCAD, Primavera or MS Project, well known of 3D Max, Photoshop, Win10, Microsoft 2010 (Word & Excel and PowerPoint), Well known of Saudi Building Code and Saudi market

h) Ability to travel, in accordance to operational requirements, Ability to effectively work in multi projects.

 

2) Detailed Functions:

 

a) To manage all design and technical functions associated with the feasibility study and responsible for overseeing all aspects of design and supervision from RFP, evaluate consultant, contract award and during construction work up to project handover

b) To manage Value Engineering study from Concept up to Detail Design stage to achieve the targeted construction cost (Optimum Design) and make sure no over design elements inside any disciplines

c) Work with the Design Director or Chief of Projects Delivery to decide which projects are the highest priority against the business targets and which can be executed with the available resource

d) Work closely with the Projects Managers to make sure the Detail Design implementation onsite through supervision consultant to make sure no changes will happen in the design or specification by tendering, construction or anyone to reduce the cost without consider the safety or the code & standard consultancy services

e) To ensure the highest standards of service are delivered by the consultant through positive and proactive approach is maintained to achieve SIGMAC continued satisfaction, continually monitoring and improving the service

f) To ensure effective negotiation and selection for capable 3rd parties (Consultants – Contractors – Etc.) office in order to ensure high quality of Detail Design and technical competence is delivered through prepare clear RFP to evaluate and select suitable 3rd parties

g) To ensure the variation and change orders will be in minimum through avoid weakness or shortage in required information during studies

h) Preparation of all RFP (Consultants – Contractors – Etc.)

i) Review the architectural, concept, Interior design activities and progress

j) Prepare polyline drawings to review the area calculation to make sure it is matching with SIGMAC feasibility study and all authority’s regulation

k) Familiar with local and national regulations and processes

l) Presentation and follow up with the stakeholders in all design stage

m) Supervise, review, analyze the materials selection and quantity survey calculation

n) Review and evaluate all proposals (Consultants – Contractors – Etc.)

o) Review drawings, BOQ and specification & coordinate between all disciplines, create coordination drawings and making proposals to solve the conflicts (if found)

p) Modification and revising for concept design with suitable proposal to improve the design and Following up with project time schedule to control the project time

q) Prepare and review quantity survey calculation, prepare purchase request, check the quantities by drawings, Preparation of project package items to send to suppliers & manufacturer to get quotations, Following up for the requested materials

r) Review payments to all parties (Consultants – Contractors – Etc.) and submit report for completed/not completed work

s) Prepare the needed reports and presentation

t) Review and approve consultant design criteria and challenge them for most economic solutions and to do value engineering for all disciplines

u) Review and approve Architecture, Structure and MEP shop drawings, Modification of BOQ items, description and quantities in end of the project to match with the as built

v) Review design drawings VS as built drawings and submit report for the variance

w) Strong capability to prepare logs to track all activities (RFC – Drawings – Etc.) and prepare buyer set drawings, demarcation plans and color schemes, Prepare MOM and Reports

x) Assist in regular check on site progress with Projects Managers, ensuring that the project is running as the approved design, Coordinate between construction work and design consultant to solve any conflict during execution

y) Strong capability for supporting projects construction coordination & management, following up with the project procedure on a weekly/ monthly meeting, choosing materials, making samples and get approvals on them to be installed in the project

z) Technical office experience in alignment with site construction experience with experience in residential and commercial projects (Design & Construction)

 

3) Communication and workflow inside & outside SIGMAC:

 

a) Design Manager will be reporting to Design Director or Chief of Projects Delivery and work closely with all Projects Managers

b) Project Managers consider as The Owner for the projects and Design Manager to align with them in all design stages/meetings since the Projects Managers will be responsible to manage the construction work

c) Design Manager to manage all design review process and Design Director or Chief of Projects Delivery to lead the whole design/project work

d) Design Manager to review all submittals from consultants in daily basis and send his comments to Design Director or Chief of Projects Delivery to review and take the suitable action

e) All outside communication with Consultants will be through Design Director or Chief of Projects Delivery
